First and foremost HAPPY HOLIDAYS and may 2009 be a wonderful year!

 
Are you ready for 2009? No, I am not talking about getting your files cleaned out, getting your tax paperwork ready or even writing down your goals for 2009. I am talking about learning as much as you can about ...negotiating. Another huge wave of foreclosures will be hitting the market and you need to polish up or learn how to become the best negotiator.
 
There are four main steps that are involved in every negotiation:
1) Preparation
2) Information Exchange
3) Bargaining
4) Follow-thru
 
You must learn as much about the problem as you can before you start discussions. For instance...HOW long has the home been on the market? IS it a short sale or an REO? WHO is the agent or the asset manager? WHO is your competition?
 
Don't forget to do your DUE DILIGENCE (research on the home and the area)? HOW much will the home cost to repair? What will be your funding source?
 
KNOW the type of agent or asset manager you will be dealing with as this will determine your STYLE of negotiating.
 
Your GOAL is to get as much information before hand and have a plan for the negotiations.
 
During the Bargaining phase consider your opening OFFER and subsequent offers. What sort of tactics will you use and consider the other sides tactics as well. Determine what your concessions will be in advance so that you do not get caught up in the heat of the moment. Most importantly think creatively to RESOLVE any issues that may arise.
 
Lastly it is important to stick to YOUR word. The agent community is small and if you state that you are going to do something and do not follow through (or do your best to do so) then it will be difficult to find others to work with you. To make sure that everything goes smoothly make a checklist of all the steps that need to occur and all the items that were agreed upon.
 
Don't forget that the process is not complete until everything has been signed and/or recorded.
 
If you start a negotiation with confidence, research, and what your bottom line will entail; then the process will should go smoothly since emotions have been taken out of the equation.

Boom Expected in Assisted Living
 

There are many elderly people in our society who need assistance with some basic daily tasks but refuse to give up living a somewhat independent lifestyle. Still in its infancy, assisted living provides senior citizens the opportunity to live in a semi-independent environment. This sector of the healthcare industry is going to explode in the next 10 to 20 years due to the large number of baby boomers headed toward their golden years.
