Lisa,
A lot has
happened over the last few months and I am excited to
share the news. We have been busy updating our website.
We are adding lots of features and I can't wait until it
is completed. If I have done business with you and you

Speaking of Cory, she is a new addition to
our company. She is our assistant and will be
responsible for follow-up calls, scheduling and
paperwork. She has been a great addition to our team and
I hope you get a chance to speak with her. We also have
a new sales lead, Rick Lemos. We are in the process of
bringing his team up to speed on all our projects and
will be up and running soon.
Speaking of new projects, I am proud to
announce our partnership with Sante Properties
(www.santeproperties.com). Our focus will be Assisted Living
Facility Investment Projects. We are currently working
on a great project in Santa Cruz so give us a call and
we can give you more details. I am busy looking at new
projects for this year so keep an eye out for our
announcements.
I am also
enjoying helping others with our Financial Health to
Financial Wealth coaching program. Our program is
designed to help you have a complete understanding of
your finances and then build on that to reach the goals
you establish in our early sessions. It is important
that each client get individualized attention so we are
limiting the amount of coaching clients we will take. We
only have 5 slots left - make 2008 the year you reach
your wealth goals!
I
strongly feel that it is important to keep up on the
latest trends, to learn new aspects of your business or
education on topics that can help you/your business
grow. I have been going to several real estate events,
business and marketing training and personal growth
conferences this year. As I continue to learn I will
bring this information to my clients. How many events

| Time is Running Out for Investing in the
GO ZONE
WHAT IS THE GO
ZONE?
The Gulf Opportunity Zone Act of 2005
(H.R. 4440 passed by Congress on Dec. 16, 2005, and
signed by President Bush on Dec. 21, 2005) establishes
tax incentives and bond provisions to rebuild the local
and regional economies devastated by hurricanes Katrina
and Rita. The act is commonly referred to as the "GO
Zone Act" What does this mean for you...50% Bonus
Depreciation.
Who can take advantage of the
bonus depreciation?
*You or your spouse is a real state
professional or you or your spouse actively participate
in the business of renting the property.
*For taxpayers whose adjusted gross
income is less than $100,000 you could receive a $25,000
special allowance (please remember you will still need
to meet the material participation requirements
described in the IRS link below).
*If you get any income from
activities other than a regular job or sale of
stock/bonds which produce passive income.
*If one spouse does not work, set
them up as a Real Estate Professional, set up an LLC to
manage the investment GO Zone properties.
A real estate professional is someone
who:
***More than half the personal
services you performed in all trades or business during
the tax year were performed in real property trades or
businesses in which you materially participated (this
includes researching the markets, finding your team,
talking to your property manager about the tenant,
entering income and expenses on the books,
etc).
***You performed more than 750 hours
of services during the tax year in real property trades
or businesses in which you materially participated (you
do not have to be a licensed real estate agent to
qualify).
PLEASE contact your tax professional to
see if you qualify for the tax benefit. Do not assume
your tax professional has complete knowledge about the
GO Zone...be sure to ASK.

County and Madison County are two of the fastest growing
counties in Mississippi!
Rankin
County is a transportation hub within miles of the
Jackson International Airport, and is earning a
reputation as a major distribution center. Both counties
are right outside of the state's capitol, Jackson, and

and many baby-boomers moving to the area for a "better

concerned as well and started looking into metals -GOLD-

April 03,
a.m. (USAGOLD) -- Gold
has probed back above the $900 level after Fed
Chairman Bernanke acknowledged the possibility of
recession in testimony before the JEC on Wednesday. This
theme was repeated in front of the Senate Banking
Committee this morning. With oil consolidating and the
dollar still somewhat supported, scope is seen for
further base-building activity in the yellow metal
before it ultimately resumes its
uptrend.
Yes, you
read that right - it said $900 an ounce. Well, I got
excited when I read that news and shortly afterwards I
was introduced to Ken Keltner. If you would like to find

Boom Expected in Assisted
Living
There are many elderly
people in our society who need assistance with some basic daily
tasks but refuse to give up living a somewhat
independent lifestyle. Still in its infancy, assisted
living provides senior citizens the opportunity to live
in a semi-independent environment. This sector of the
healthcare industry is going to explode in the next 10
to 20 years due to the large number of baby boomers
headed toward their golden years. Assisted living is
housing plus supportive services for adults who are not
safe living independently. Services include meals,
supervision and overseeing everyday life tasks such as
dressing, bathing, eating and administering
medication.

Project Update:
Anasazi
Good progress is being made on the project
with six crews working to get the building completed.
According to the builder they are now hoping for a
completion timeframe of July. They will be completing
the top floors first (interior and exterior) and working
their way down the building.
On
another note, I have tried to contact Terra Bella
Management, the company I had identified for the
corporate leaseback, and have not received a return
call. I am in the process of contacting a local property
management firm that I use for my personal rentals to
see if they can find some corporate leasebacks. I will
keep you updated.

Landbanking: The Investment
of Choice
Landbanking is the process of
buying and holding land for future sale or
development.
It is just one of the many methods of investing
in real estate.
One of the trends among investors
recently is buying rental properties - apartment houses,
duplexes, single family residences, trailer parks,
storage units, commercial office space, and so
on.
Landbanking, as the hybrid word
itself implies, means banking land. It doesn't
involve tenants and cash flow. It isn't about
taking over a going concern. Unlike with
rental properties, there are no clogged toilets or
garbage disposals to attend to for tenants. There is no
financial statement projecting anticipated income,
expenses, vacancy factor and cash flow over a future
period to review on a property being considered for
purchase. Therefore, a viable alternative to this type
of investing is landbanking.
Landbanking entails finding undeveloped land near
a major population metropolis that meets the criteria of
a sound landbanking investment, so that it will yield a
profit upon resale. Landbanking is
taking a diligent, thorough, educated approach to
finding and buying empty land, with the clear intent of
purchasing it directly in the path of major housing and
commercial growth.
As the development nears your land, the utilities
are extended and the zoning is changed. This is why land
values increase.
It's the natural course.
In any area with a surging
population, the pressure builds up for land development,
for housing and businesses, parks, schools,
infrastructure and services, and so on. That translates
into a steady appreciation in the values of land,
including undeveloped land in the path of growth outside
urban areas.
It's simply a matter of supply and
demand.
